- Make sure any and all repairs are fully completed. It may be best to perform a professional inspection ahead of time to be aware of any issues that may need attention
Keep all paint colors inside and out neutral. Visit some open houses or model homes and get ideas on paint colors and what buyers are seeing now.
- Pack away all personal photos, memorabilia and collections for your new homes. Buyers need to see themselves in the house not be distracted by your items. You want the home to look as neutral and clear as possible.
Update anything that is out dated or worn. This can be carpet, paint, appliances, counters. If you can afford it it will make a better return on your profits.
- Keep lawns mowed and flowers fresh and trimmed. Make sure your curb appeal draws in buyers to want to see the inside of the house. Hire a regular maintanance service if you can't keep up with it yourself.
Clean, clean, clean! You will need to keep the house as clean as possible for all showings. Especially for the first few weeks as this is when you will tend to see the most traffic.
- Be flexible with buyers during the negotiation time. Remember, this is a business transaction and not a personal reflection on your home. By keeping emotions at bay and trying to handle it as a transaction, you will go further with buyers and be able to close much easier.
